Our loan process flow:
1. Submit initial disclosures to borrowers
2. Submit loan to lender
3. Order appraisal when authorized by MLO
4. Obtain C2 QC approval* (For C2 Financial Corp. loans)
5. Gather, organize and submit conditions to lender (prepare LOEs, etc. to make sure the process is as smooth as possible for the borrower)
6. Follow thru escrow and funding
7. Submit stacking order to broker’s compliance division for approval (address “stips”, if any)
8. Place your completed loan file on your assigned Dropbox folder for your records
We commit to process the loan correctly and timely. We process all documents as they are received. We have obtained the coveted “Cleared to Close” in 18 calendar days because of our commitment to total quality and expedient processing.
Our current turn times: During periods of high volume, our turn times may be delayed, please be assured that we process all documents in the order they are received and our goal is to process everything swiftly. Please talk to your processor about current turn times.

We submit an engagement letter to the borrowers to introduce ourselves and to describe the loan process, as well as submit initial disclosures within one business day of receiving the intake form and complete "new loan package". The initial "new loan package" must be analyzed and approved by us for engagement. MLOs must be available to review and approve the initial Loan Estimate before it is submitted to borrowers for signature.

We submit the loan to the lender once all disclosures are signed and all required documents have been received and evaluated, on the same business day.

We order the appraisal on the same business day the MLO authorizes it.

We request C2 QC approval on the same business day the lender has approved the loan.* (For C2 Financial Corp loans)

We request all lender conditions from all pertinent sources (borrowers, title company, insurance agent, etc.), on the same business day the lender approves and conditions the loan.

We submit conditions to lender on the same business day we receive the last item of the conditions. (We submit a complete conditions package, however we can make an exception on the appraisal report).

We submit the stacking order to the broker’s compliance division on the same business day of funding. Copy of broker check and other documents from escrow must be received by cut off time.

On the rare occasion that we get a “stip”; it would be addressed on the same business day. We are committed to getting our MLOs paid correctly and on time.
Cut off time for same business day processing is 1:00 PM EST.
